The number that surprises people is how little coverage the building owner's policy gives you. Your landlord's insurance covers the structure. It does not cover your furniture, your laptop, your bike, your clothes, or your liability if a guest is hurt in your unit. The California Department of Insurance lists renters insurance as one of the least expensive and most underused coverages available to California tenants.

Two things a San Rafael renters policy does not cover. Earthquake: California renters policies exclude it. The USGS puts the probability of a magnitude 6.7 or larger earthquake in the San Francisco Bay Area at roughly 72% before 2043, and San Rafael sits between the San Andreas and Rodgers Creek fault systems. The California Earthquake Authority sells renters (personal property) earthquake policies that sit alongside your renters coverage. Furniture, clothing, electronics, bikes, and appliances — covered for theft, fire, smoke, vandalism, and water damage from a neighbor's burst pipe. Items in a storage unit are usually covered at about 10% of your property limit, which matters in Marin where storage is common.
If a guest is injured in your unit and sues, liability coverage pays defense costs and damages. $100,000 is the minimum most San Rafael, Larkspur and Corte Madera property managers write into the lease; $300,000 costs only a few dollars more.
If a fire or covered water loss makes your unit uninhabitable, ALE pays hotel and extra food costs while it is repaired. This line matters more in Marin than almost anywhere — short-term rental costs here are among the highest in the state.
Pays a guest's medical bills after an injury in your home regardless of fault, usually $1,000–$5,000, with no lawsuit required. It exists to keep small accidents from turning into liability claims.
