A difference-in-conditions policy, called a DIC, supplies coverages the California FAIR Plan does not provide, such as water damage, theft, and liability. It is written to sit beside a FAIR Plan policy. The FAIR Plan does not sell DIC policies.
What the FAIR Plan and the Department say
The FAIR Plan difference-in-conditions page says DIC policies provide coverages the FAIR Plan does not, such as water damage, theft, and liability, and that they are designed to combine with a FAIR Plan policy so the result is similar to a comprehensive homeowners policy. That page says the FAIR Plan does not offer DIC policies. The Department of Insurance describes the FAIR Plan as limited fire coverage. The DIC comes from a separate insurer, through a licensed broker.
What a DIC is not
A DIC does not replace the FAIR Plan’s fire coverage, and it is not a full homeowners policy on its own. Earthquake and flood stay separate. The deductible and the limits are whatever that DIC form says. This page does not print a premium, and a conversation is not an approval.
See the FAIR Plan glossary entry and the California homeowners page. The longer note is FAIR Plan and a DIC. Spanish: diferencia en condiciones. Index: glossary.
