A Business Owners Package — a BOP — is the policy most San Jose small businesses start with, because it bundles the two coverages nearly every business needs into one policy at a combined discount. The first is general liability, which protects you against customer-injury and property-damage claims and is required by almost every commercial lease in Santa Clara County. The second is commercial property, which protects your build-out, equipment, furniture, and inventory. Buying them together as a BOP almost always costs less than buying them separately, and as an independent broker we shop that bundle across carriers.
Most BOPs also include — or let you add — business interruption coverage, which replaces lost income if a covered event forces you to close temporarily. That is the piece owners are most grateful for after a fire or major loss, because the bills do not stop while the doors are shut. We help you decide which optional coverages your business actually needs so the BOP is built around your operation, not a generic template.
Customer injury and property-damage protection, required by nearly every Santa Clara County commercial lease.
Covers your build-out, equipment, furniture, and inventory against fire, theft, and damage.
Buying liability and property together as a BOP almost always costs less than separate policies.
Replaces lost income if a covered event forces you to close temporarily — bills don't stop when the doors do.
Ideal for shops, salons, offices, small restaurants, and service businesses with a location.
Equipment breakdown, signage, and other coverages can be added to fit your specific business.
The businesses that get the most value from a BOP are exactly the ones that fill San Jose's commercial corridors: retail shops, salons and barbershops, small offices, service businesses, and small restaurants with a storefront and some equipment. If you have a location and things inside it worth protecting, a BOP usually gives you the broadest coverage for the lowest combined price — and it produces the certificate of insurance your Santa Clara County landlord requires before handing over the keys.
What a BOP is not is a catch-all. It does not include workers' compensation, which California requires the moment you have employees, and it does not include commercial auto for vehicles you drive for work. We are upfront about that, and we round out your program with those coverages where you need them. Because we are independent, we shop the BOP itself across carriers and price it to your real business, in English or Spanish.
Our San Jose office at 25 N. 14th St. on the East Side writes BOPs for small businesses across San Jose, Santa Clara, Sunnyvale, Milpitas, and Campbell, and serves Marin businesses through our San Rafael office. We sit down with you, figure out what your lease requires and what your business actually has at risk, and build the bundle around that — then issue the certificate your landlord or client needs.
We are open Monday through Friday 10am to 6pm and Saturday 10am to 3pm. Walk in, call, or start online. There are no broker fees on standard policies, we accept ITIN numbers, and we do not ask about immigration status. We work bilingually in English and Spanish, so any owner can understand exactly what their BOP covers and where they may need to add.
